Bienville Parish Assessments and Reassessment

Bienville Parish conducted a comprehensive parish-wide reassessment in 2024. The Louisiana Constitution, Article VII, Section 18(F), requires that all property subject to taxation be reappraised and valued at intervals of not more than four years. Under La. R.S. 47:2331, real property must be reassessed at least once every four years, and the Louisiana Tax Commission determines the exact cycle for each parish. Personal property is reassessed every year.

La. R.S. 47:2321 defines fair market value as the highest price the property would bring on the open market if exposed for sale for a reasonable time. Residential land and homes are assessed at 10% of fair market value. Commercial property is assessed at 15%. The homestead exemption under La. R.S. 47:1703 gives owner-occupied homes a $7,500 reduction in assessed value, which equals roughly $75,000 of market value. Seniors 65 and older may lock in their assessed value under La. R.S. 47:1703.1.

Bienville Parish Tax Assessment Appeals

The assessment books in Bienville Parish open on August 15 and close on August 29 each year. During that window, property owners can review their assessed values and raise concerns. Appeals must be received by the Police Jury by September 3. The Board of Review meets from September 2 through September 16, with a hearing date around September 10. These dates may shift slightly from year to year.

Under La. R.S. 47:1992, if the Board of Review does not resolve your issue, you can appeal to the Louisiana Tax Commission within 10 business days. After the Commission rules, judicial review is available within 30 days. New appraised and assessed values based on a reassessment are posted on the assessor's website by mid-August, giving you time to check them before the books close.

Note: Appeals must be received by the Police Jury before the stated deadline, and the open book period in Bienville Parish is shorter than in some other parishes.
