Catahoula Parish Assessor's Office
Carmon F. Walker is the Catahoula Parish Assessor. His office is responsible for discovering, listing, and appraising all taxable property in the parish. That includes real estate, commercial property, business personal property, and agricultural land. The office works to assess every parcel fairly and accurately so that local taxing bodies get the revenue they need.
If you have questions about your Catahoula Parish property tax assessment, call the assessor at (318) 744-5291. The staff can explain how they arrived at your property's value, help you file for the homestead exemption, and guide you through the appeal process if you think the number is wrong. Under La. Const. Art. VII §18, residential property is assessed at 10 percent of fair market value. Commercial sits at 15 percent. Agricultural land can be assessed at use value instead of market value if you qualify.

Paying Catahoula Parish Property Taxes Online
The Catahoula Parish Sheriff's Office has expanded its tax collection to include online payments. You can view and pay your property taxes through the SNS Tax Payments portal. The system lets you search by notice or bill number, parcel number, taxpayer name, or property address. Tax years from 2020 through 2025 are available in the system.
When paying online, keep a few things in mind. You need to disable any pop-up blocking software or the system will not work right. If you want to pay on more than one assessment, enter each parcel number separately and click search. Your selected assessments will stack up at the bottom of the page. Click the green "pay" button when you are ready. Do not use your browser's back button during the process or you may get charged twice.
For questions about your tax bill, call the sheriff's office at (318) 744-5411. If you have questions about the assessed value on that bill, those go to the assessor at (318) 744-5291. The two offices handle different parts of the property tax process.
Note: Disable pop-up blockers before using the online tax payment system to avoid errors.
Catahoula Parish GIS and Property Maps
Catahoula Parish uses Regrid for GIS mapping. This tool lets you view parcels on an interactive map, search by owner name, assessment number, or address, and see property boundaries overlaid on aerial photos. It is a helpful way to find a specific parcel and see what surrounds it.
The Regrid platform covers the entire parish. You can zoom in on any area, click on a parcel, and pull up basic property information. For rural land in Catahoula Parish, this is especially useful because some parcels do not have a street address. The map view lets you find them by location alone. Combined with the tax payment portal, you can identify a parcel on the map and then look up its tax history through the sheriff's system.
Catahoula Parish Property Tax Rates
Catahoula Parish has a combined millage rate of about 62.3 mills. That is well below the state average. The lower rate means property owners here pay less in taxes relative to their assessed value compared to many other parishes. A $200,000 home with the homestead exemption would owe less than $800 in annual property taxes at this rate, though the exact number depends on which taxing districts the property falls within.
Louisiana has no state property tax. Under La. R.S. 47:1951, all property is taxable as of January 1 each year unless an exemption applies. The money collected in Catahoula Parish goes entirely to local bodies like the school board, fire districts, law enforcement, and parish government. Each body sets its own millage, and the combined total gives you the rate on your bill.
If taxes go unpaid, the property eventually goes to tax sale. Parcels that do not sell at auction get adjudicated to the parish. Historical adjudication records from before 1974 are available at the State Land Office. Anything from 1974 on is the parish's responsibility. Contact the Catahoula Parish government for information on adjudicated properties available for purchase.
Catahoula Parish Homestead Exemption
Under La. R.S. 47:1703, owner-occupied homes in Louisiana qualify for a homestead exemption that reduces assessed value by $7,500. That is $75,000 of market value that does not get taxed. In Catahoula Parish, with its lower millage rate, the exemption still provides meaningful savings on your annual bill. You must own and occupy the home as your primary residence. Only one exemption per person.
To apply, visit the assessor's office with proof of ownership and your ID. Do it as soon as you move into your new home. If you change residences, you must notify the assessor so the old exemption can be canceled and a new one applied at your current address. Seniors aged 65 and older may also qualify for the special assessment level freeze, which locks the assessed value in place as long as income stays below the state threshold. A surviving spouse who is 55 or older can keep the freeze under certain conditions.
Appealing Catahoula Parish Property Assessments
If you think your Catahoula Parish property is assessed too high, you can appeal. Start at the assessor's office. Under La. R.S. 47:2321, fair market value is the price a willing buyer and seller would agree to under normal conditions. If you have evidence that the assessor's number is too high, bring it. Recent sales of similar properties in the area, repair estimates, or an independent appraisal all help.
Each year, the assessment rolls open for a 15-day inspection period between August 1 and September 15. The assessor publishes the exact window in the local paper. File Form 3101 during that time to request a hearing before the Board of Review. If the board does not rule in your favor, you can appeal to the Louisiana Tax Commission within 10 business days using Form 3103.A. After that, La. R.S. 47:1992 gives you 30 days to take the matter to district court.
Under La. R.S. 47:2331, property gets reassessed at least every four years through the quadrennial cycle set by the Louisiana Tax Commission. During reassessment years, values can go up or down. This is the time when most property owners in Catahoula Parish file appeals, especially if they see a large jump in their assessed value from the previous cycle.
Note: The assessor's office is open to discussing your assessment at any time, not just during the formal appeal window.
