The GeoPortal GIS property search for Pointe Coupee Parish is shown below.
The map view lets you click on any parcel to see its details, including the owner name, legal description, and assessed value.
For detailed assessment questions that the GeoPortal does not answer, contact the assessor's office directly. Staff can pull up more specific records including tax bill history, exemption status, and any pending changes to the assessment. The GeoPortal is best for basic lookups and for seeing where a parcel sits on the map. It does not handle tax payments.
Note: The GeoPortal maps show parcel lines but are not survey quality and should not be used as legal boundary documents.
Pointe Coupee Parish Property Assessments
All property in Pointe Coupee Parish is assessed based on fair market value under La. R.S. 47:2321. That law defines fair market value as the price a willing buyer and seller would agree to under normal conditions. Residential land and homes are assessed at 10% of fair market value per the Louisiana Constitution, Article VII, Section 18. Commercial property is assessed at 15%. These rates are the same in every parish across the state.
Under La. R.S. 47:2331, property must be reappraised at least once every four years. The Louisiana Tax Commission determines when each parish goes through the cycle. Between reassessments, the value on your record stays the same unless you add new construction or make major changes to the property. January 1 is the assessment date each year under La. R.S. 47:1951. Whatever your property is worth on that day is what your tax bill will be based on for the year.
Pointe Coupee Parish has a good share of agricultural land. Bona fide agricultural, horticultural, marsh, and timber lands can be assessed at use value instead of fair market value. This often results in a lower assessment for qualifying properties. You must apply for use value assessment at the assessor's office and meet the state's requirements for what counts as bona fide agricultural use.
Pointe Coupee Parish Homestead Exemption
The homestead exemption is available to homeowners in Pointe Coupee Parish who own and live in their home. Under La. R.S. 47:1703, it reduces your assessed value by $7,500. That equals $75,000 of market value. You apply at the assessor's office on E. Main Street in New Roads. Bring your ID and proof of ownership. The exemption stays on your property until you sell or move.
Seniors 65 and older may also qualify for the special assessment level freeze under La. R.S. 47:1703.1. This freezes your assessed value so it does not rise during future reassessments, as long as your income stays below the yearly limit. Keep in mind that even with a frozen assessed value, your tax bill can go up if a taxing body raises its millage rate. The freeze only locks the value, not the tax amount.
Appeals and Tax Payments in Pointe Coupee Parish
If you think your Pointe Coupee Parish assessment is too high, you can appeal under La. R.S. 47:1992. Start at the assessor's office to talk about why you think the value is off. If you cannot resolve it there, you have 15 days after the assessment rolls open for public inspection to file with the parish Board of Review. After the Board rules, you have 10 business days to take your case to the Louisiana Tax Commission. Judicial review is available within 30 days after that.
The Pointe Coupee Parish Sheriff's Office acts as the ex-officio tax collector. Sheriff Rene Thibodeaux oversees collection from the office at (225) 638-5401. Tax bills are due by December 31. After that date, interest starts to accrue. You can pay by mail or in person at the sheriff's office. Always check your parcel number before making a payment.
Note: Missing any appeal deadline means you lose the right to challenge your assessment for that tax year.
