Vermilion Parish Assessor's Office

The Vermilion Parish Assessor's Office is responsible for the assessment of all property in the parish. Gabe Marceaux serves as assessor. The office is in Abbeville, the parish seat. You can call (337) 898-3991 or email assessor@vermilionassessor.org for help with any property tax record question. Staff handle real estate assessments, business personal property, and oil and gas equipment valuations.

Vermilion Parish has deep Cajun roots and a landscape shaped by water. Rice and crawfish farming cover a lot of the land. Coastal marshland stretches along the southern end of the parish toward the Gulf. Oil and gas operations also play a part in the local tax base. The assessor must value all of these different property types accurately. Marshland assessments and use value classifications for agricultural land are more common here than in parishes further from the coast. If you own farmland, ask the assessor about use value assessment, which can lower your tax bill on working agricultural property.

Note: Search results may not include the most recent sales or transfers until the assessor's office processes the conveyance records from the clerk of court.

Vermilion Parish Property Assessments

All property in Vermilion Parish is assessed at fair market value per La. R.S. 47:2321. Residential land and homes are assessed at 10%. Commercial property is 15%. These rates come from La. Const. Art. VII Section 18 and are the same in every Louisiana parish. In Vermilion Parish, a lot of the land qualifies for use value assessment because it is actively used for agriculture. Rice fields, crawfish ponds, and cattle pastures all fall into that category. Use value is based on what the land can produce, not what it would sell for to a developer.

Under La. R.S. 47:2331, real property must be reappraised every four years. The Louisiana Tax Commission sets the cycle. Business personal property and oil and gas equipment are reassessed each year. If you add a building, a barn, or any other structure to your land, the assessed value will change in the next tax year even if it is not a reassessment year.

The homestead exemption under La. R.S. 47:1703 provides a $7,500 reduction in assessed value for homes the owner lives in. That is about $75,000 of market value that goes untaxed. Seniors 65 and older may qualify for an assessment freeze. Both require an application at the assessor's office in Abbeville.

Paying Vermilion Parish Property Taxes

The Vermilion Parish Sheriff's Office is the ex-officio tax collector. Call (337) 898-4400 for questions about your tax bill. Bills go out late in the year and are due by December 31. After that date, unpaid taxes start to build interest. You can pay in person at the sheriff's office or by mail. Check with the office about online payment options.

La. R.S. 47:1951 makes all real property in Louisiana subject to taxation unless it falls under a specific constitutional exemption. The assessment date is January 1 each year. Tax rates in Vermilion Parish are set by local taxing bodies, and the total millage can differ depending on which district your property falls in. If taxes stay delinquent long enough, the property can be sold at a tax sale.

Vermilion Parish Tax Appeals

If you disagree with your Vermilion Parish property assessment, talk to the assessor first. Many problems get fixed without a formal appeal. If that does not work, La. R.S. 47:1992 lets you file with the parish Board of Review within 15 days of the rolls opening for public inspection. The Board will hear your case and issue a ruling.

If you lose at the Board level, the next step is the Louisiana Tax Commission. File within 10 business days of the Board's decision. After that, you have 30 days for judicial review. Bring comparable sales, income data, or cost estimates that show your property value should be lower. For agricultural land, the dispute may center on the use value classification rather than the market value itself.
