How Allen Parish Tax Assessments Work

Property in Allen Parish is assessed based on fair market value. La. R.S. 47:2321 defines that as the price a willing buyer and a willing seller would agree on under normal conditions. Land and residential improvements are assessed at 10% of fair market value under La. Const. Art. VII, Section 18. Commercial property, including business personal property, gets assessed at 15%. These rates are set by the state constitution and apply to every parish in Louisiana.

Real property must be reappraised at least once every four years under La. R.S. 47:2331. The Louisiana Tax Commission decides the exact timing for each parish. During a reassessment year, values can shift up or down. Personal property used in business gets reassessed each year. If you add on to your home or build a new structure, the assessor will adjust your value in the next cycle.

The homestead exemption under La. R.S. 47:1703 gives owner-occupied homes a $7,500 cut in assessed value. That comes out to roughly $75,000 off the market value. You must apply at the assessor's office. Seniors 65 and older may be able to freeze their assessed value under La. R.S. 47:1703.1 if their income falls below the annual threshold.

Allen Parish Assessment Appeals

If you think your Allen Parish property tax assessment is wrong, you can appeal it. La. R.S. 47:1992 sets up the process. Each year, the assessment rolls open for public review for 15 days. During that time, you can file an appeal with the parish Board of Review. Talk to the assessor's office first. They may be able to fix an error without a formal appeal.

If the Board of Review does not change your assessment, you have 10 business days to appeal to the Louisiana Tax Commission. That appeal uses Form 3103.A. After the Commission rules, you still have 30 days to seek judicial review if you want to take it further. The deadlines are strict and will not be extended.

Note: You must speak with the assessor's office about your concerns before filing a formal appeal with the Board of Review.
