Paying Beauregard Parish Property Taxes

You can pay Beauregard Parish property taxes online through the SNS Tax Payments portal. The system lets you search by notice number, parcel number, taxpayer name, address, or tax year. Beauregard Parish Assessments and Values

All property in Beauregard Parish is assessed based on fair market value. La. R.S. 47:2321 defines fair market value as the price a willing buyer and willing seller would agree on under normal conditions. Under La. Const. Art. VII, Section 18, residential land and homes are assessed at 10% of that value. Commercial property is at 15%. Public service properties like utilities are assessed at 25% of fair market value. These percentages are uniform across the entire state.

Real property is reappraised at least every four years under La. R.S. 47:2331. The Louisiana Tax Commission sets the schedule. Personal property used in business gets reassessed annually. The assessor uses recognized appraisal methods to set values. Under La. R.S. 47:1951, all real property in Louisiana is subject to taxation unless the constitution provides a specific exemption. The assessment date is January 1 each year.

Appeals and Exemptions in Beauregard Parish

The homestead exemption under La. R.S. 47:1703 gives owner-occupied homes a $7,500 cut in assessed value. That works out to about $75,000 off the market value. You must apply at the assessor's office. Seniors 65 and older may also qualify for a special assessment level freeze under La. R.S. 47:1703.1 that locks the assessed value as long as income stays below the annual threshold.

If you disagree with your assessment, La. R.S. 47:1992 gives you a path to appeal. During the 15-day open book period each year, you can file an appeal with the parish Board of Review. The assessor encourages you to come in and talk about your assessment first. If the Board of Review does not resolve your issue, you can appeal to the Louisiana Tax Commission within 10 business days. Judicial review is available within 30 days after the Commission rules.
