St. John the Baptist Property Assessments

All property in St. John the Baptist Parish is assessed based on fair market value as set out in La. R.S. 47:2321. That law says fair market value is the price a willing buyer and willing seller would agree on under normal conditions. Land and homes are assessed at 10% of that value. Commercial property gets 15%. These percentages come from the Louisiana Constitution, Article VII, Section 18, and apply the same way in every parish. Public service properties, which include the large industrial plants along the river, are assessed at 25% of fair market value.

Real property must be reappraised at least once every four years under La. R.S. 47:2331. The Louisiana Tax Commission picks the exact cycle for each parish. Business personal property is reassessed each year. The homestead exemption under La. R.S. 47:1703 cuts $7,500 from the assessed value of owner-occupied homes. That equals roughly $75,000 off the market value. You must apply at the assessor's office to get this exemption.

Seniors 65 and older can apply for a special assessment level freeze under La. R.S. 47:1703.1. This locks in the assessed value of your home as long as your income stays below the annual limit set by the state. The freeze only affects the assessed value, not the millage rates. If a taxing body raises its millage, your tax bill can still go up even with the freeze in place.

Paying St. John the Baptist Parish Taxes

Tax Assessment Appeals in St. John Parish
