Paying Lafourche Parish Property Taxes

The Lafourche Parish Sheriff's Office acts as the ex-officio tax collector. Sheriff Craig Webre's office sends out tax notices in late November each year. The due date is typically January 2 of the following year. After that date, delinquent taxes accrue interest at 1% per month under Louisiana law. You can pay online at LPSO.net/PayMyTaxes, by phone at (985) 449-4430 (Option 1 for the payment center), or in person at the LPSO Administrative Office at 200 Canal Boulevard in Thibodaux. A South Lafourche Substation at 102 West 91st Street in Cut Off also takes payments.

Partial payments are accepted in Lafourche Parish. Each partial payment must be at least 25% of the total amount owed. Your first payment has to be in before January 2, and the balance is due by March 30. This is a helpful option if your full tax bill is more than you can pay at once.

Lafourche Parish Assessment Values

All property in Lafourche Parish is assessed based on fair market value as defined by La. R.S. 47:2321. That law says fair market value is the highest price the property would bring on the open market if exposed for sale for a reasonable time. Residential land and homes are assessed at 10% of fair market value. Commercial property is assessed at 15%. These rates are fixed by the Louisiana Constitution, Article VII, Section 18.

Under La. R.S. 47:2331, real property in Lafourche Parish gets reappraised at least every four years. The Louisiana Tax Commission determines the schedule. During the reassessment cycle, values can change based on what the market is doing. Business personal property is reassessed each year. Oil and gas equipment is also assessed annually.

The homestead exemption under La. R.S. 47:1703 gives owner-occupied homes a $7,500 reduction in assessed value, equal to about $75,000 of market value. Seniors 65 and older may qualify for the special assessment level freeze under La. R.S. 47:1703.1 that locks in the assessed value if income stays under a set threshold. Apply for both at the assessor's office in Thibodaux or at the South Lafourche office in Cut Off.

Appealing Tax Assessments in Lafourche Parish

If you disagree with your assessed value, you can appeal. Under La. R.S. 47:1992, the assessment rolls are open for 15 days in August. During that window you can file a written appeal. In Lafourche Parish, appeals must be submitted in writing to the Lafourche Parish Council by certified mail at P.O. Drawer 5548, Thibodaux, LA 70302. If the Board of Review rules against you, the next step is the Louisiana Tax Commission. You have 10 business days to file that appeal. After that, judicial review is an option within 30 days.

Start at the assessor's office first. Many disputes get resolved through a simple conversation about the data.
